Broward Foreclosure Filings Analysis

Analysis (Updated week-ending March 15, 2013):
Week over Week: Foreclosure filings fell by almost 100, making it a third straight week of a drop in foreclosure filings for Broward County. This past week saw 413 filings, the week before 522 filings. A year ago for the second week in March, 2012, a whopping 625 filings were posted.
Month over Month: March's filings still indicate a higher filing month than for the previous month of February, but if the drop in the foreclosure rate holds consistent it could be very interesting if there would be a second straight month of declines, which has not happened since May of last year.
Year over Year: With the drop in foreclosure filings this past week, it is likely March of 2013 will be lower than March of 2012. The result would be that while Broward foreclosure filings for January and February of 2013 totaled more than January and February of 2012, the first quarter of 2013 could still be lower for filings than the first quarter of 2012. The reason being is that March of 2012 filings were very high, whereas March of 2013 appears that filings could be a noticable drop of approximately 1,000 filings.
As we commented earlier - each of the past seven years February's filings from January's have been been a strong barometer for where the year is headed. Except for one time, when February's filings were higher than January's, the year's filings ended higher than the year prior. When February's filings were lower than January's, the year's filings ended lower than the year prior. However, in the years March followed February with a rise in filings, 2012, 2010 and 2009, year total filings went up from the prior year. So March is a close month to follow as the 1st Quarter is a strong indicator.
